Most agents work on a commission-only basis. If you want to work with a base salary, too, then you can submit an employement application. If hired, your commission would be reduced in view of salary. We do consider alternatives, depending on the person.

Prado Property Co., Ltd., is in the business of finding renters and buyers for properties owned by third parties, and for finding properties for sale and for rent. Prado Property Co., Ltd., makes its money by commissions given by the owners or other agents.

The commission that Prado Property Co., Ltd., receives is split into three parts:

• Commission to the “Renting/Selling Agent” (33% for freelance, or 20% for PP employee on salary)
  
• Commission to the "Listing Agent” (33% for freelance, or 5% for PP employee on salary)
  
• The company (Prado Property Co., Ltd.)

Bonuses are offered for reaching sales targets, and are in addition to commissions.

The "customer" is the buyer or lessee (renter). Normally, Prado Property Co., Ltd., provides all customer leads. (We also give commissions for leads from freelancers, but the commission depends on the nature and quality of the leads, and this must be negotiated with each supplier.)

The “Listing Agent” is the person (or other entity) who finds the property, contacts the owner (or agent of the owner), obtains information and any photos on the property, and submits this information into our database on-line. The Listing Agent may keep secret the name and contact information of the owner, but in this case the listing agent must be able to arrange a property viewing by a customer. The Listing Agent may, but is not required to, show the property to customers. Usually, a Renting/Selling Agent shows the property. The Listing Agent is not paid to do this work if the property is never rented or sold by Prado Property Co., Ltd. The Listing Agent is paid commission only if the property is rented or sold by Prado Property Co., Ltd., and only if Prado Property Co., Ltd., receives its commission.

The “Renting/Selling Agent” is the person who goes out with customers to show properties for rent and/or for sale. The Renting/Selling Agent is not paid to do this work if the property is never rented or sold by Prado Property Co., Ltd. The Renting/Selling Agent is paid commission only if the property is rented or sold by Prado Property Co., Ltd., due to the Renting/Selling Agent showing the property to the customer, and only if Prado Property Co., Ltd., receives its commission.

One person can be both the Listing Agent and also the Renting/Selling Agent, and get both of those commissions, if they have a particular focus.

In general, entire apartment and condominium buildings are excepted from the Listing Agent commission arrangement, i.e., a Listing Agent cannot just claim all units in any entire building. Exceptions will be considered in special cases for entire apartment and condominium buildings.

A Listing Agent usually lists specific condominiums, houses, land plots, and office units.

Prado Property Co., Ltd., gives customer leads to Renting/Selling Agents, manages the online website and offline database, and operates two offices with fulltime staff.
